The Aspen Dental Market at a Glance

Short Answer

The value of an Aspen Dental property depends on the remaining lease term, the rent and increases, and the landlord duties on what are often NN leases. Who signed matters as much as the brand, because a lease backed by Aspen Dental Management, Inc. is underwritten differently from one backed only by the local practice. With the parent company’s debt maturities ahead, a longer term and a healthy practice carry extra weight.

How to Sell Your Aspen Dental Property

Selling an Aspen Dental property starts with confirming the tenant entity, any guarantee and the landlord’s obligations under the lease. Our process is designed to set realistic pricing, reach buyers who understand dental and medical net lease, and manage each step from valuation through closing.

  1. Property Review & Valuation

We start by confirming whether the lease is signed or guaranteed by Aspen Dental Management, Inc. or by the local practice entity. We then review the remaining term, renewal options, rent increases, NN responsibilities such as the roof and structure, the building’s condition, the surrounding trade area and comparable dental sales to arrive at a realistic value and asking price.

  2. Market Positioning & Buyer Targeting

Our offering materials explain the lease, the signer and the landlord’s obligations clearly, supported by professional photography and drone imagery where appropriate. We then reach out to buyers active in medical and service retail net lease, including 1031 exchange buyers and private investors, while giving the property national marketing exposure.

  3. Offers, Buyer Qualification & Negotiations

When offers come in, we look beyond price to each buyer’s experience with medical tenants, financing or proof of funds, proposed timeline and any conditions tied to the tenant’s credit or the building. We help negotiate a non-binding Letter of Intent (LOI) that sets the key terms before the parties draft a Purchase and Sale Agreement (PSA).

  4. Due Diligence & Closing

Once the PSA is signed, the buyer typically has a due diligence period of about 30–45 days to review the lease, guaranty, title, survey and building condition. Buyers often ask for recent financial information on the practice or guarantor where the lease allows it, and they may be able to cancel during this period and recover their earnest money deposit.

We coordinate document delivery, site visits and communication among the buyer, attorneys, title company and lender, and we help obtain the tenant estoppel certificate confirming the lease terms. Depending on the PSA, the deposit may become nonrefundable after due diligence, subject to contractual exceptions, and closing commonly follows within another 15–30 days. Timelines vary by transaction.

What Is My Aspen Dental Property Worth?

An Aspen Dental property is valued mainly on its net operating income (NOI) and the capitalization rate (cap rate) buyers will accept. Not every Aspen Dental office trades at the same cap rate. The lease signer and guarantee, the remaining term, NN landlord duties and how well the practice is doing all influence what a buyer will pay.

How Cap Rates Affect Your Property’s Value

A cap rate represents the relationship between a property’s annual net operating income and its purchase price. Generally, a lower cap rate results in a higher property value, while a higher cap rate results in a lower value.

Example: $140,000 annual NOI at 6.5% cap rate = approximately $2,153,846 estimated property value.

Property Value = Annual NOI ÷ Cap Rate

Factors That Influence Aspen Dental Property Values

  • Lease Signer & Guarantee

Aspen Dental-branded practices are owned by licensed dentists and supported by Aspen Dental Management, Inc., so the tenant on your lease may be either entity. A lease signed or guaranteed by the management company generally draws more buyers than one backed only by the practice.

  • Remaining Lease Term

Longer remaining terms give buyers more time before any renewal decision and usually support stronger pricing. With the parent company’s debt maturities ahead, buyers have been applying more scrutiny to short terms.

  • NN Landlord Responsibilities

Many Aspen Dental leases are NN, which leaves the landlord responsible for items such as the roof and structure. The age and condition of those systems, and any warranties, often become negotiating points.

  • Practice Performance

Buyers look for signs the office is doing well, such as a long operating history at the site or a recent lease extension. Evidence of a stable practice can offset some of the concern about the tenant’s credit.

  • Rent Increases & Options

Leases often raise rent about 10% every five years, and renewal options give the tenant a path to stay. The timing of the next increase and the rent compared with the local market both affect value.

Aspen Dental as a Tenant

Aspen Dental is part of The Aspen Group, a privately held company. Aspen Dental-branded practices are independently owned and operated by licensed dentists, while Aspen Dental Management, Inc. provides business support services, so a lease may be signed by the management company, by a practice entity, or by one with a guarantee from the other. The tenant entity and any guarantee vary by lease, so confirm both from your lease documents.

Aspen Dental’s October 2026 press materials describe nearly 1,100 Aspen Dental-branded offices in the United States. The Aspen Group is owned by Leonard Green & Partners, Ares Management and American Securities, and in May 2026 Bloomberg reported it was considering outside investors to address roughly $3 billion of loans due in 2027. Octus reported in June 2026 that the company was targeting a refinancing of those December 2027 maturities in the third quarter, so buyers are watching how that process concludes.
