The Children’s Courtyard Market at a Glance
Short Answer
The value of a Children’s Courtyard property depends on the remaining lease term, the rent compared with the local market, the lease structure and the strength of the surrounding neighborhood. Most leases are backed by a Learning Care Group parent guarantee, so buyers are weighing that company’s refinancing outlook alongside the site. Strong suburban demographics and a long term help buyers look past credit concerns.

How to Sell Your Children’s Courtyard Property
Selling a Children’s Courtyard property means presenting both the lease guarantee and the quality of the location, since buyers rely on each. Our process is designed to set realistic pricing, reach investors active in childcare net lease, and manage the sale from valuation through closing.
Property Review & Valuation
We review the lease, the tenant entity and the Learning Care guarantee, along with the remaining term, renewal options, rent increases and any landlord duties. Because many of these schools sit in growing suburbs, we pay close attention to household incomes, young families and competing childcare nearby, along with licensed capacity, building condition and comparable sales, to set a realistic value.
Market Positioning & Buyer Targeting
Our offering materials pair the lease summary with a clear picture of the neighborhood, supported by professional photography and drone imagery where appropriate. We then market to 1031 exchange buyers, private investors and groups that specialize in early education properties, including buyers focused on Texas, where the brand has many of its schools, with national exposure for every listing.
Offers, Buyer Qualification & Negotiations
When offers come in, we weigh price together with each buyer’s childcare experience, financing or proof of funds, timeline and contingencies. We help negotiate a non-binding Letter of Intent (LOI) that captures the main business terms before drafting the Purchase and Sale Agreement (PSA).
Due Diligence & Closing
Once the PSA is signed, the buyer typically starts a due diligence period of about 30–45 days to review the lease and guaranty, title, survey, environmental reports and the condition of the building and playground. The buyer may be able to terminate during this time and recover its earnest money deposit.
We coordinate document requests, site visits around school hours and communication with the buyer, attorneys, title company and lender, and we help obtain the tenant estoppel. Depending on the PSA, the deposit may become nonrefundable when due diligence expires, subject to contractual exceptions. Closing commonly follows in another 15–30 days, although timelines vary.
What Is My Children’s Courtyard Property Worth?
A Children’s Courtyard property’s value rests mainly on its net operating income (NOI) and the capitalization rate (cap rate) buyers will accept. Not every Children’s Courtyard school trades at the same cap rate. The remaining term, the neighborhood, the rent compared with the market and the guarantor’s credit all influence what a buyer will pay.
How Cap Rates Affect Your Property’s Value
A cap rate represents the relationship between a property’s annual net operating income and its purchase price. Generally, a lower cap rate results in a higher property value, while a higher cap rate results in a lower value.
Example: $270,000 annual NOI at 6.5% cap rate = approximately $4,153,846 estimated property value.
Property Value = Annual NOI ÷ Cap Rate

Factors That Influence Children’s Courtyard Property Values
Remaining Lease Term
More years remaining let buyers look past questions about the parent company and usually support stronger pricing. As the term shortens, buyers weigh the parent’s refinancing timeline and the cost of finding another operator.
Location & Family Demographics
Household incomes, young families and working parents near the school show buyers how much demand the site has for childcare. Strong suburban demographics also make it easier to picture another operator taking over if needed.
Rent Compared With the Market
Rent at or below market gives buyers a cushion against credit concerns. Rent well above market can make buyers cautious about future renewal terms.
Learning Care Guarantee
Most leases carry a guarantee from a Learning Care Group parent entity, which buyers treat as the main credit behind the rent. S&P’s negative outlook on Learning Care has made that review more detailed.
Lease Structure & Building Condition
Most leases are NNN, but some leave the roof and structure with the landlord, and buyers price those duties accordingly. A well-kept building and playground reduce repair requests during due diligence.
Children’s Courtyard as a Tenant
The Children’s Courtyard has been part of Learning Care Group since 2006 and is one of its 11 brands, with a strong base in Texas. Leases are commonly signed by a Learning Care operating entity, and many carry a guarantee from a Learning Care Group parent company, which is privately held and controlled by American Securities. The tenant entity and any guarantee vary by lease, so confirm both from your lease documents.
In October 2026, the brand’s website listed nearly 100 schools in 12 states, more than 40 of them in Texas, within Learning Care’s more than 1,110 schools. On June 5, 2026, S&P Global Ratings affirmed Learning Care’s B- issuer credit rating and revised its outlook to negative because its $1.015 billion credit facility matures in August 2028 and enrollment has remained challenged. For a seller, that makes a strong neighborhood and a long remaining term more valuable than usual.
