The Chipotle Market at a Glance

Short Answer

A Chipotle property’s value rests on the rent, the years remaining, and any roof, structure or repair duties left with the landlord. Because Chipotle runs its U.S. restaurants itself, the lease is backed by the company rather than a franchisee. A Chipotlane pickup lane, strong site access, and the absence of early termination or co-tenancy clauses can all improve pricing.

How to Sell Your Chipotle Property

Selling a Chipotle property means presenting a corporate lease and a site that buyers will compare with the many new Chipotle locations opening each year. We handle valuation, marketing, negotiation and closing so you can make informed decisions at each step.

  1. Property Review & Valuation

We review the lease structure (NNN or NN), the tenant entity, remaining term, rent increases and renewal options, and any early termination, co-tenancy or exclusive-use clauses. We also note whether the restaurant has a Chipotlane, how it sits within any shopping center, and the surrounding demographics, then compare it with recent Chipotle sales to set a realistic asking price.

  2. Market Positioning & Buyer Targeting

Chipotle properties appeal to 1031 exchange buyers, private investors and institutions that want corporate-backed restaurant income. Our offering memorandum features professional and aerial photography, a clear lease abstract, and site details such as the pickup lane and access points, and we market directly to buyers whose criteria fit the price and term.

  3. Offers, Buyer Qualification & Negotiations

We evaluate each offer on price, financing or proof of funds, the buyer’s closing history, exchange timing and proposed contingencies. Once we have the strongest terms, we negotiate a non-binding Letter of Intent (LOI) and then work with your attorney on the Purchase and Sale Agreement (PSA).

  4. Due Diligence & Closing

With the PSA signed, the buyer generally has a due diligence period of about 30–45 days to review the lease, title, survey, environmental reports and the property’s condition. During that period the buyer can often terminate and receive its earnest money back.

We keep the process on schedule by gathering documents, arranging site visits and coordinating with attorneys, the title company and lenders, and Chipotle is typically asked to sign a tenant estoppel confirming the lease terms. Under many PSAs the deposit becomes nonrefundable when due diligence ends, subject to contract exceptions, and closing often takes place 15–30 days later. Timelines vary.

What Is My Chipotle Property Worth?

A Chipotle property is valued on its net operating income (NOI) and the capitalization rate (cap rate) buyers are willing to accept. Chipotle properties do not all trade at the same cap rate. Remaining term, NNN or NN responsibilities, a Chipotlane, and any termination or co-tenancy rights can widen or narrow what buyers will pay.

How Cap Rates Affect Your Property’s Value

A cap rate represents the relationship between a property’s annual net operating income and its purchase price. Generally, a lower cap rate results in a higher property value, while a higher cap rate results in a lower value.

Example: $160,000 annual NOI at 5.25% cap rate = approximately $3,047,619 estimated property value.

Property Value = Annual NOI ÷ Cap Rate

Factors That Influence Chipotle Property Values

  • Remaining Lease Term

Leases with most of their initial term remaining usually attract the deepest pool of buyers. As expiration nears, buyers weigh the likelihood of renewal and the site’s appeal to other tenants.

  • Chipotlane Pickup Lane

A Chipotlane lets customers collect digital orders without leaving their cars, and buyers generally see it as a sign of a modern, convenient site. Properties without one rely more on term, rent and location to support value.

  • NNN or NN Lease Structure

Most Chipotle leases are NNN, but some leave the roof, structure or parking lot with the landlord. Each landlord duty reduces net income and is reflected in offers.

  • Termination & Co-Tenancy Clauses

An early termination right, or a co-tenancy clause tied to a shopping center’s other tenants, can reduce rent or end the lease early. Buyers read these provisions closely, and a lease without them is usually worth more.

  • Rent Increases & Renewal Options

Scheduled increases, often about 10% every five years, raise the income a buyer is paying for. Buyers also check whether the renewal options continue those increases.

Chipotle as a Tenant

Chipotle Mexican Grill is a publicly traded fast casual chain that owns and operates all of its restaurants in the United States, Canada and Europe, with partner-operated restaurants only in select international markets. U.S. leases are usually signed by Chipotle Mexican Grill, Inc. or one of its subsidiaries, so there is no franchisee between the landlord and the company. The exact tenant entity and any guarantee should be confirmed from your lease.

As of June 30, 2026, Chipotle had 4,186 company-owned and 15 partner-operated restaurants. It opened 100 company-owned restaurants in the second quarter of 2026, 80 of them with a Chipotlane, and expects 350–370 openings for the year, with about 80% of new company-owned restaurants including one. The company reported no borrowings under its revolving credit facility at June 30, 2026.
