The Circle K Market at a Glance

Short Answer

The value of a Circle K property depends heavily on who signed the lease, since a guarantee from Alimentation Couche-Tard prices very differently from a lease backed only by Circle K Stores Inc. or a legacy subsidiary. Remaining term, annual or periodic rent increases, and whether you own a ground lease or a building lease come next. Because most sites sell fuel, a complete environmental and tank record also protects your price.

How to Sell Your Circle K Property

Selling a Circle K property starts with confirming the tenant and guarantor and assembling the fuel system records buyers will request. Our process helps owners set realistic pricing, reach investors who buy convenience and fuel properties, and manage the sale from valuation through closing.

  1. Property Review & Valuation

We review the lease signer and any Couche-Tard guarantee, the remaining term, rent increases, and whether you own a ground lease or a building lease, along with who is responsible for the fuel system and environmental compliance. We then consider the site’s corner position, access and traffic, any available fuel volume information, UST records, and comparable Circle K sales to recommend a realistic asking price.

  2. Market Positioning & Buyer Targeting

We prepare professional photography, drone imagery where appropriate, and an offering memorandum that identifies the guarantor and summarizes the environmental file. We then reach buyers who actively acquire convenience and fuel properties, including 1031 exchange investors, private investors and institutional buyers seeking investment grade guarantees, supported by nationwide marketing exposure.

  3. Offers, Buyer Qualification & Negotiations

When offers arrive, we look at each buyer’s experience with fuel sites, financing or proof of funds, environmental conditions in the offer, and ability to close. We help negotiate a non-binding Letter of Intent (LOI) setting the key terms, then move to a formal Purchase and Sale Agreement (PSA).

  4. Due Diligence & Closing

Once the Purchase and Sale Agreement is signed, the buyer typically has a negotiated due diligence period, often about 30–45 days. Buyers usually order a Phase I environmental report and review UST registrations, leak detection, any release history, and eligibility for state cleanup funds, along with title, survey and the lease. The buyer may have the right to cancel in this period and recover the earnest money deposit.

We coordinate document delivery, site visits, the Circle K estoppel, and communication with the buyer, attorneys, title company and lender. Depending on the purchase agreement, the deposit may become nonrefundable at the close of due diligence, subject to contractual exceptions. Closing commonly follows 15–30 days later, although timelines vary by transaction.

What Is My Circle K Property Worth?

The value of a Circle K property is primarily determined by its net operating income (NOI) and the capitalization rate (cap rate) buyers will accept. Not every Circle K property trades at the same cap rate. The lease signer, ground lease versus building lease structure, remaining term, and environmental record all move pricing.

How Cap Rates Affect Your Property’s Value

A cap rate represents the relationship between a property’s annual net operating income and its purchase price. Generally, a lower cap rate results in a higher property value, while a higher cap rate results in a lower value.

Example: $110,000 annual NOI at 5.5% cap rate = approximately $2,000,000 estimated property value.

Property Value = Annual NOI ÷ Cap Rate

Factors That Influence Circle K Property Values

  • Lease Signer & Parent Guarantee

A lease guaranteed by Alimentation Couche-Tard Inc. prices close to investment grade, while one signed only by Circle K Stores Inc. or a legacy subsidiary sells at a higher cap rate. Confirm the tenant and guarantor from your lease documents.

  • Ground Lease or Building Lease

On a ground lease you own the land while Circle K owns the store, and these generally trade at lower cap rates than building leases. Buyers also review the reversion terms that apply at lease end.

  • Remaining Lease Term

A long term with a Couche-Tard guarantee draws the strongest pricing. As the term runs down, buyers lean harder on the guarantor and the site.

  • Rent Increases

Many Circle K leases raise rent annually or on a fixed schedule, so income grows over time. Increases still ahead in the term support value.

  • Fuel System & Environmental Record

Complete UST records, documented compliance and confirmed state fund eligibility keep due diligence short. A past release with a No Further Action letter is often workable, but gaps in the paperwork make buyers cautious.

Circle K as a Tenant

Circle K is the main global convenience brand of Alimentation Couche-Tard Inc., which operates stores across North America, Europe and Asia and licenses the brand in other countries. Leases are usually signed by Circle K Stores Inc. or another subsidiary, and many sale-leasebacks add a guarantee from the parent company. Legacy leases from acquired chains often name other entities, so confirm the tenant and any guarantee from your lease documents.

As of July 19, 2026, Couche-Tard’s North American network comprised 9,307 convenience stores, 8,362 of which sell road transportation fuel, within a worldwide network of more than 17,200 stores. On July 31, 2026, it announced plans to acquire Poland’s Żabka Group for about US$8.6 billion, to be financed with available cash and new and existing credit facilities. The parent is rated BBB+ by S&P Global Ratings and Baa1 by Moody’s, and buyers focus on whether that parent stands behind your specific lease.
