Sell Your Citizens Bank Property

Considering selling your Citizens Bank branch property? Citizens is an investment grade bank that is shifting toward freestanding branches, so newer sites are in demand while older branches get a closer look. NNN Realty explains what affects your property’s value, how buyers evaluate Citizens Bank leases, and what to expect during the sale.

The Citizens Bank Market at a Glance

Short Answer

A Citizens Bank branch is valued on its rent and the cap rate buyers accept, backed by the credit of Citizens Bank, N.A., the bank subsidiary that typically signs the lease. Most leases are NNN, and newer branches are often ground leases on outparcels, so the structure of your lease shapes both the price and the buyer pool. Buyers also weigh the years remaining, the branch’s deposits, which are reported publicly through the FDIC, and the strength of the corner.

How to Sell Your Citizens Bank Property

Selling a Citizens Bank branch means showing buyers why the bank is likely to stay, with the lease, the deposits and the site all part of that case. Our process sets pricing around those factors, targets the right buyers, and manages the sale through closing.

  1. Property Review & Valuation

We review the remaining term and renewal options, rent increases, whether the lease is a ground lease or a building lease, and how expenses are shared under the NNN or other structure. We also pull the branch’s FDIC deposit history, review the drive-thru, access, visibility and nearby Citizens branches that could be consolidated, and compare recent bank branch sales. That analysis supports a realistic value and asking price.

  2. Market Positioning & Buyer Targeting

Our offering memorandum presents the lease, the bank’s credit, deposit trends and the site, with professional photography and drone imagery of the pad, drive-thru lanes and access. We then reach out to buyers who favor bank tenants, including 1031 exchange buyers, private investors and family offices looking for investment grade income on a smaller parcel, with nationwide marketing exposure.

  3. Offers, Buyer Qualification & Negotiations

We weigh each offer’s price, the buyer’s experience with bank and ground lease properties, financing or proof of funds, and the proposed due diligence and closing timeline. For a ground lease, we make sure the buyer understands who owns the improvements and how they are treated at lease end. We help negotiate a non-binding Letter of Intent (LOI) on key terms, then move to a formal Purchase and Sale Agreement (PSA).

  4. Due Diligence & Closing

After the Purchase and Sale Agreement is signed, the buyer typically has about 30–45 days of due diligence to review the lease, title, survey, environmental reports and the condition of the site and any building the landlord owns.

We coordinate document delivery, site visits and the tenant estoppel from the bank, and keep the attorneys, title company and lender on schedule. Depending on the purchase agreement, the deposit may become nonrefundable after due diligence expires, subject to contractual exceptions. Closing commonly follows within about 15–30 days, although timelines vary by transaction.

What Is My Citizens Bank Property Worth?

The value of a Citizens Bank branch is primarily set by its net operating income (NOI) and the capitalization rate (cap rate) buyers are willing to accept. However, not every Citizens branch trades at the same cap rate. Remaining term, branch deposits, ground lease versus building lease, and the quality of the corner can each change what a buyer will pay.

How Cap Rates Affect Your Property’s Value

A cap rate represents the relationship between a property’s annual net operating income and its purchase price. Generally, a lower cap rate results in a higher property value, while a higher cap rate results in a lower value.

Example: $92,000 annual NOI at 6.5% cap rate = approximately $1,415,385 estimated property value.

Property Value = Annual NOI ÷ Cap Rate

Factors That Influence Citizens Bank Property Values

  • Remaining Lease Term

Long remaining terms support the strongest pricing. As expiration approaches, buyers weigh the chance the bank consolidates the branch into a nearby location.

  • Branch Deposits

Buyers review the FDIC’s public deposit data for your branch. Strong and stable deposits suggest the bank will stay, which supports a lower cap rate.

  • Ground Lease or Building Lease

Newer Citizens branches are often ground leases on outparcels, where the bank typically owns and maintains its building. These draw strong demand, while building leases are judged more on term and condition.

  • Drive-Thru, Access & Corner Strength

A visible corner with easy access and a working drive-thru gives buyers comfort beyond the lease. A strong site also broadens reuse options if the branch ever closes.

  • Rent Increases & Renewal Options

Scheduled rent increases and five-year renewal options add to long-term value. Buyers compare the rent with market land or building rent to judge future leasing risk.

Citizens Bank as a Tenant

Citizens Bank is the banking subsidiary of Citizens Financial Group, one of the nation’s oldest and largest financial institutions, and it operates every branch itself. Branch leases are commonly signed by Citizens Bank, N.A., so the bank’s own credit stands behind the rent. The tenant entity and any guarantee vary by lease, so confirm both from your lease documents.

Citizens reported about 1,000 branches in 14 states and the District of Columbia in its July 16, 2026 earnings release. The same week it announced plans to close 100 to 120 in-store supermarket branches over about a decade and build 50 to 60 traditional branches nearby; it had 119 in-store branches and had not yet named locations. The closures involve in-store branches rather than freestanding sites, but buyers still use each branch’s deposits and remaining term to judge whether it will stay.
