The Crash Champions Market at a Glance
Short Answer
The value of a Crash Champions property depends on the remaining lease term, the built-in rent increases, and what the land and building would be worth to another user, because the company’s credit rating sits deep below investment grade. Buyers also read the guaranty from Crash Champions, LLC closely and compare your rent to market rent, since some older Service King leases carry below-market rent. Strong metro locations with long terms remaining draw the most interest.

How to Sell Your Crash Champions Property
Selling a Crash Champions property requires presenting the real estate as carefully as the lease, since buyers weigh the tenant’s credit risk against the site’s underlying value. Our process helps owners set realistic pricing, reach buyers who underwrite lower-rated tenants, and manage the transaction through closing.
Property Review & Valuation
We review the remaining term, rent increases, NNN obligations, and the guaranty, including any limits on it. Because buyers look past the credit to the real estate, we also assess land value, zoning, access and surrounding uses, how the rent compares to market, and comparable collision sales to recommend a realistic asking price.
Market Positioning & Buyer Targeting
Our marketing includes professional photography, drone imagery where appropriate, and an offering memorandum that presents both the lease and the site’s value without the tenant. We then target buyers comfortable with higher-yield, lower-rated credit, including private investors, value-focused funds and 1031 exchange buyers who prioritize location, supported by nationwide marketing exposure.
Offers, Buyer Qualification & Negotiations
When offers arrive, we look closely at each buyer’s financing, since lenders may be more conservative with this credit, along with proof of funds, proposed terms, and ability to close. We help negotiate a non-binding Letter of Intent (LOI) covering the key terms before moving to a formal Purchase and Sale Agreement (PSA).
Due Diligence & Closing
With the Purchase and Sale Agreement in place, the buyer begins a negotiated due diligence period, often about 30–45 days. Expect a Phase I environmental report because of paint booth operations, a close read of the guaranty, and reviews of title, survey, zoning and building condition. Depending on the contract, the buyer may terminate during this period and recover the earnest money deposit.
We handle document requests, site visits, the tenant estoppel, and coordination among the buyer, attorneys, title company and lender. Depending on the purchase agreement, the deposit may become nonrefundable after due diligence, subject to contractual exceptions. Closing frequently follows 15–30 days later, though timelines vary by transaction.
What Is My Crash Champions Property Worth?
The value of a Crash Champions property is primarily determined by its net operating income (NOI) and the capitalization rate (cap rate) buyers will accept. Not every Crash Champions property trades at the same cap rate. Given the credit, remaining term, location, land value, and rent relative to market explain much of the difference.
How Cap Rates Affect Your Property’s Value
A cap rate represents the relationship between a property’s annual net operating income and its purchase price. Generally, a lower cap rate results in a higher property value, while a higher cap rate results in a lower value.
Example: $180,000 annual NOI at 6.75% cap rate = approximately $2,666,667 estimated property value.
Property Value = Annual NOI ÷ Cap Rate

Factors That Influence Crash Champions Property Values
Remaining Lease Term
With a low credit rating, term is the main protection buyers look for, and many years remaining keeps pricing toward the stronger end of the range. Shorter terms widen the cap rate quickly.
Location & Land Value
In a strong metro, the land and building hold value even if the tenant leaves, and buyers pay for that cushion. Sites with weaker backup value are harder to sell at good prices.
Guaranty Terms
Crash Champions, LLC commonly guarantees the lease, and buyers read the guaranty for caps, burn-offs or other limits. Confirm the guarantor and its terms from your lease documents.
Rent Increases
Built-in increases, often every five years or annually, help offset credit risk. Buyers value increases that are still ahead in the term.
Rent Compared to Market
Below-market rent, found on some older Service King leases, gives a buyer a cushion if the space ever has to be re-leased. Rent well above market does the opposite.
Crash Champions as a Tenant
Crash Champions is a collision repair operator founded in 1999 by Matt Ebert that merged with Service King in 2022, with Clearlake Capital Group as the investor. It is privately held, and leases are usually guaranteed by Crash Champions, LLC, the operating company. Older Service King leases may name a different entity, so confirm the tenant and any guarantee from your lease documents.
As of August 19, 2026, Crash Champions said it operated more than 650 repair centers across 38 states. In August 2025 Moody’s downgraded its debt issuer, Champions Financing Inc., to Caa1, citing weak operating performance, very high leverage and weak free cash flow. As a result, buyers study the guaranty and what the property would be worth without the tenant.
