The DaVita Market at a Glance

Short Answer

The value of a DaVita property depends mainly on the remaining lease term, the rent and increases, and whether the lease is NN or NNN. Buyers also check who signed the lease, since a joint venture lease without a DaVita Inc. guarantee is underwritten differently from one backed by the parent. Because dialysis clinics are costly to relocate, a long history at the site and recent roof and HVAC work can also support pricing.

How to Sell Your DaVita Property

Selling a DaVita clinic starts with a clear reading of the lease, the guarantee and the landlord’s obligations, since these shape how buyers price the property. Our process is designed to set a realistic asking price, reach investors who understand medical net lease, and manage the sale from valuation through closing.

  1. Property Review & Valuation

We begin by reviewing the lease and any guaranty to confirm whether DaVita Inc., a subsidiary or a joint venture is responsible for the rent. We then weigh the remaining term, renewal options, rent increases, roof and HVAC age and responsibility, the clinic’s history at the site, local demographics and comparable dialysis sales to recommend a realistic asking price.

  2. Market Positioning & Buyer Targeting

We prepare an offering memorandum that explains the lease structure, guarantee and landlord duties in plain terms, supported by professional photography and drone imagery where appropriate. We then market the property to buyers active in medical net lease, including 1031 exchange buyers, private investors and funds that follow dialysis clinics, alongside broad national exposure.

  3. Offers, Buyer Qualification & Negotiations

When offers arrive, we compare more than price. We review each buyer’s acquisition history, financing or proof of funds, proposed timeline and any conditions tied to the guarantee or building condition, then help negotiate a non-binding Letter of Intent (LOI) setting out the key terms before the parties move to a Purchase and Sale Agreement (PSA).

  4. Due Diligence & Closing

After the PSA is signed, the buyer usually has a negotiated due diligence period, often about 30–45 days, to review the lease, guaranty, title, survey and the physical condition of the building. On an NN lease, roof, structure and HVAC findings often receive the most attention, and the buyer may be able to terminate during this period and recover its earnest money deposit.

We coordinate document requests, site visits and communication with the buyer, attorneys, title company and lender, and we help request the tenant estoppel certificate in which DaVita confirms the lease terms. Depending on the PSA, the deposit may become nonrefundable once due diligence ends, subject to contractual exceptions. Closing commonly follows within another 15–30 days, although timelines vary by transaction.

What Is My DaVita Property Worth?

The value of a DaVita property comes down to its net operating income (NOI) and the capitalization rate (cap rate) investors will accept. Not every DaVita clinic trades at the same cap rate, however. The guarantee, the remaining term, whether the lease is NN or NNN, and the condition of the building can all move what a buyer will pay.

How Cap Rates Affect Your Property’s Value

A cap rate represents the relationship between a property’s annual net operating income and its purchase price. Generally, a lower cap rate results in a higher property value, while a higher cap rate results in a lower value.

Example: $190,000 annual NOI at 6.75% cap rate = approximately $2,814,815 estimated property value.

Property Value = Annual NOI ÷ Cap Rate

Factors That Influence DaVita Property Values

  • Remaining Lease Term & Renewal Options

Clinics with more guaranteed term remaining usually draw the most buyer interest and the strongest pricing. As expiration nears, buyers focus on the renewal options and on how long the clinic has operated at the site.

  • Lease Guarantee & Joint Venture Structure

Many DaVita clinics are operated as joint ventures with nephrologists, so the entity on the lease is not always the parent company. A guarantee from DaVita Inc. is generally valued more highly than a lease backed only by a subsidiary or joint venture, so confirm the guaranty in your lease.

  • NN vs. NNN Landlord Responsibilities

Many DaVita leases are NN, leaving the landlord responsible for items such as the roof and structure. Buyers price those obligations into their offers, and a recent roof or HVAC replacement can narrow the gap with comparable NNN leases.

  • Rent Increases

Leases often include increases of 2% to 3% a year or about 10% every five years, which grow the income a buyer will collect. An increase scheduled soon after closing can add to value.

  • Location & Patient Access

Dialysis patients typically visit several times a week, so buyers look at the surrounding population, nearby hospitals and nephrology practices, and how easily patients can reach and park at the clinic. A site that serves its area well strengthens the case for renewal.

DaVita as a Tenant

DaVita is a leading provider of kidney dialysis services in the United States and does not franchise its clinics; many are operated as joint ventures with nephrologists. Leases are typically signed by a DaVita operating subsidiary or a joint venture entity, and many are guaranteed by DaVita Inc. The tenant entity and any guarantee vary by lease, so confirm both from your lease documents.

As of June 30, 2026, DaVita served about 298,500 patients at 3,266 outpatient dialysis centers, including 2,671 in the United States and 595 in 14 other countries. S&P Global Ratings rates DaVita below investment grade, so buyers tend to look past the brand to the specific guarantee, the lease type and the condition of the building when they set a price.
