The Dunkin’ Market at a Glance
Short Answer
Dunkin’ stores are run by franchisees, so your property’s value depends heavily on the franchisee that signed the lease and whoever guarantees it. Buyers weigh the guarantor’s size and finances alongside the remaining term, rent increases and whether the store has a drive-thru. Many leases are absolute NNN, but your exact landlord duties and guarantee language set the starting point.

- 5.5% to 6%
- Typical sale price
- $1.25M to $1.75M

How to Sell Your Dunkin’ Property
Selling a Dunkin’ property means presenting both the real estate and the franchisee behind the lease in a way buyers can evaluate. Our process covers pricing, outreach to the right buyers, negotiation and closing.
Property Review & Valuation
We start by reviewing the lease and guaranty: the tenant entity, who guarantees the rent (a multi-unit operator, a holding company or an individual), remaining term, rent schedule and renewal options. Where available, we gather the operator’s unit count and years with Dunkin’, guarantor financials and store sales reporting, plus details on the drive-thru and site access, and then compare the property with recent Dunkin’ sales to recommend an asking price.
Market Positioning & Buyer Targeting
Dunkin’ properties often sit at price points that suit individual 1031 exchange buyers and private investors, as well as buyers who follow specific franchise operators. We prepare an offering memorandum with professional photography, a lease and guaranty summary, and operator background, and we reach out to buyers whose criteria match the price, term and guarantor.
Offers, Buyer Qualification & Negotiations
We weigh each offer’s price against its financing or proof of funds, the buyer’s closing record, exchange deadlines and the information it requests about the franchisee. After choosing the strongest terms, we negotiate a non-binding Letter of Intent (LOI) and then a Purchase and Sale Agreement (PSA).
Due Diligence & Closing
Once the PSA is executed, the buyer usually has about 30–45 days of due diligence to review the lease, guaranty, title, survey, environmental reports and the building’s condition. In that period the buyer can typically end the contract and recover its earnest money.
We handle document requests, the site visit and coordination with attorneys, the title company and any lender, and the franchisee is usually asked to sign a tenant estoppel confirming the lease terms and that rent is current. Depending on the PSA, the deposit may become nonrefundable after due diligence, subject to contract exceptions, with closing commonly 15–30 days later. Timelines vary by transaction.
What Is My Dunkin’ Property Worth?
The value of a Dunkin’ property starts with its net operating income (NOI) and the capitalization rate (cap rate) buyers will accept. Dunkin’ properties do not all trade at the same cap rate. The guarantor’s strength, the term remaining, the rent schedule and the drive-thru can move pricing in either direction.
How Cap Rates Affect Your Property’s Value
A cap rate represents the relationship between a property’s annual net operating income and its purchase price. Generally, a lower cap rate results in a higher property value, while a higher cap rate results in a lower value.
Example: $89,000 annual NOI at 5.75% cap rate = approximately $1,547,826 estimated property value.
Property Value = Annual NOI ÷ Cap Rate

Factors That Influence Dunkin’ Property Values
Franchisee Strength & Lease Guarantee
Because the lease is backed by a franchisee rather than Dunkin’s parent company, buyers price the tenant entity and any guarantor. A guarantee from a large, experienced multi-unit operator typically supports stronger pricing than a single-store or personal guarantee.
Remaining Lease Term
Long initial terms are common, and buyers generally pay the most when many years remain. As the term shortens, they look harder at store performance and the operator’s likelihood of renewing.
Drive-Thru & Site Access
Drive-thru stores with good stacking room and easy entry and exit are generally preferred for a morning-focused brand. A site without a drive-thru, or with difficult access, usually draws fewer buyers.
Store Sales & Rent-to-Sales
When the franchisee shares sales figures, buyers can compare the rent with what the store generates. A healthy ratio suggests the location can carry its rent through the term.
Rent Increases & Lease Structure
Many leases include increases, often 10% every five years, and many are absolute NNN. Upcoming increases add value, while any landlord responsibilities reduce it.
Dunkin’ as a Tenant
Dunkin’ is a coffee and breakfast brand owned by Inspire Brands, a private company owned by Roark Capital. The system is franchised, so a franchisee entity usually signs the lease, often with a guarantee from a multi-unit operator or an individual, and the lease is typically backed by that franchisee rather than Dunkin’s parent company. The tenant entity and any guarantee should be confirmed from your lease.
Dunkin’ opened its 10,000th U.S. location in fall 2025, according to an Inspire Brands release dated October 7, 2025, and Nation’s Restaurant News reported more than 14,000 Dunkin’ locations worldwide in May 2026. On May 8, 2026, Inspire Brands said it had confidentially filed for an initial public offering; a listing would change who owns the parent company, not which franchisee is responsible under your lease.
- Parent company
- Inspire Brands (private, owned by Roark Capital)
- Stores
- More than 10,000 in the U.S. as of October 2025; more than 14,000 worldwide as of May 2026
- Credit rating
- Not publicly rated at the lease level; franchisee leases depend on the operator’s finances
- Common lease terms
- Often a 10 to 20-year initial term, frequently absolute NNN, with increases such as 10% every five years. Confirm the tenant, guarantor and landlord duties in your lease.
- Typical building
- About 1,200 to 2,500 square feet with a drive-thru on 0.4 to 1 acre
