The Dutch Bros Market at a Glance
Short Answer
A Dutch Bros property’s value depends on the rent, the years left on the lease, and whether the company or a franchisee stands behind it. Because the buildings are small and built around a double drive-thru, buyers also weigh the land, corner visibility and room for cars to queue. The lease form (ground lease or building lease) and any tenant right to match offers affect both price and timing.
- Typical cap rate
- 5% to 5.75%
- Typical sale price
- $2M to $2.5M

How to Sell Your Dutch Bros Property
Selling a Dutch Bros property starts with confirming who stands behind the lease and how your site compares with the many new shops reaching the market. We guide owners through valuation, marketing, offers and closing.
Property Review & Valuation
We review the lease form (ground lease or build-to-suit net lease), the tenant entity and guarantor, the remaining term, rent schedule and renewal options, and any right of first refusal or right to match offers. We also study the drive-thru layout, stacking room, access and visibility, then benchmark the property against recent Dutch Bros trades to recommend an asking price.
Market Positioning & Buyer Targeting
Dutch Bros shops attract 1031 exchange buyers, private investors and groups that track fast-growing drive-thru brands. Because many Dutch Bros properties are listed at once, we build the offering memorandum around what sets yours apart (term, guarantor, site and traffic) and use professional and drone photography to show the queuing lanes and corner position before contacting qualified buyers.
Offers, Buyer Qualification & Negotiations
We judge offers on price, financing or proof of funds, closing history, exchange timing and due diligence requests. If the lease gives the tenant a right of first refusal or a right to match, the agreed terms may need to be presented to the tenant first. We negotiate a non-binding Letter of Intent (LOI) on the business terms, then a Purchase and Sale Agreement (PSA).
Due Diligence & Closing
After both sides sign the PSA, due diligence often lasts about 30–45 days. The buyer reviews the lease, title, survey, environmental reports and site condition, and can usually cancel during this time and recover its earnest money.
We coordinate documents, site visits and communication among attorneys, the title company and the lender, and we request a tenant estoppel confirming the lease terms. Depending on the PSA, the deposit may become nonrefundable when due diligence expires, subject to its exceptions, and closing commonly follows in another 15–30 days. Timelines vary.
What Is My Dutch Bros Property Worth?
A Dutch Bros property is valued on its net operating income (NOI) and the capitalization rate (cap rate) buyers will accept. Not every Dutch Bros trades at the same cap rate. The guarantor, the lease form, the term remaining and the quality of the drive-thru site all shift what buyers are willing to pay.
How Cap Rates Affect Your Property’s Value
A cap rate represents the relationship between a property’s annual net operating income and its purchase price. Generally, a lower cap rate results in a higher property value, while a higher cap rate results in a lower value.
Example: $130,000 annual NOI at 5.5% cap rate = approximately $2,363,636 estimated property value.
Property Value = Annual NOI ÷ Cap Rate

Factors That Influence Dutch Bros Property Values
Company or Franchise Guarantee
Leases for company-operated shops are typically signed by a Dutch Bros subsidiary, while franchised shops rely on the franchise operator. Buyers check the guarantor first, and the answer can change pricing noticeably.
Ground Lease or Building Lease
On a ground lease you own the land and the tenant owns the building, which buyers often view as lower maintenance. Under a build-to-suit lease you own the building too, so buyers look closely at landlord duties and building condition.
Remaining Lease Term
Fresh leases with most of their initial term ahead draw the widest buyer interest. With fewer years left, buyers focus on renewal likelihood and on what the site could earn from another drive-thru user.
Drive-Thru Stacking & Visibility
With buildings this small, the site carries much of the value. Corner visibility, easy access and room for a long line of cars in the double drive-thru all support stronger pricing.
Rent Increases & Tenant Purchase Rights
Rent is often fixed for the first five years and then steps up, so the timing of the next increase matters. A tenant right of first refusal or right to match can also affect timing and buyer competition.
Dutch Bros as a Tenant
Dutch Bros is a publicly traded drive-thru coffee chain founded in Grants Pass, Oregon, and headquartered in Tempe, Arizona. Most shops are company-operated, and their leases are commonly signed by Boersma Bros. LLC, a Dutch Bros subsidiary, while franchised shops are leased by independent operators. The tenant entity and any guarantee should be confirmed from your lease.
As of June 30, 2026, Dutch Bros had 1,225 shops, 888 company-operated and 337 franchised. It opened 48 shops in the second quarter of 2026, 44 of them company-operated, still expects at least 185 openings for the year, and recently acquired shops from one of its Phoenix franchisees. Its annual report says shop leases generally have 15-year initial terms with renewal options and are typically net leases.
