The Firestone Market at a Glance

Short Answer

The value of a Firestone property depends on the remaining lease term, the rent and any extension or option increases, and whether the lease is NNN or an older NN lease that leaves the roof, structure or HVAC with the landlord. Buyers also check which Bridgestone entity signed and guarantees the lease, because the parent’s strong rating does not automatically stand behind every lease. Recent comparable sales and the site’s location complete the picture.

How to Sell Your Firestone Property

Selling a Firestone property starts with confirming exactly who is on the lease and what the landlord still owes, since both shape how buyers price it. Our process helps owners set realistic pricing, reach investors who value Bridgestone-backed auto service properties, and manage the sale through closing.

  1. Property Review & Valuation

We review the lease term and any recent extensions, the rent and option increases, the tenant and guarantor entities, and the landlord’s responsibilities for the roof, structure, HVAC and parking lot. We also consider the site’s visibility, access and surrounding retail, the condition of the service bays, and comparable Firestone sales to arrive at a realistic value and asking price.

  2. Market Positioning & Buyer Targeting

We market the property with professional photography, drone imagery where appropriate, and an offering memorandum that names the guarantor clearly and documents the condition of any landlord-maintained items. Outreach targets 1031 exchange buyers, private investors and institutions that favor auto service tenants with corporate backing, supported by nationwide marketing exposure.

  3. Offers, Buyer Qualification & Negotiations

When offers arrive, we evaluate each buyer’s experience, financing or proof of funds, proposed terms, and ability to close, along with any requests tied to building condition. We help negotiate a non-binding Letter of Intent (LOI) setting the main deal terms before moving to a formal Purchase and Sale Agreement (PSA).

  4. Due Diligence & Closing

Once the Purchase and Sale Agreement is signed, the buyer typically starts a negotiated due diligence period, often about 30–45 days. Because auto service sites handle oil, fluids and tires, buyers usually order a Phase I environmental report along with reviews of the lease, title, survey and building condition. Within this window the buyer can often cancel and get the earnest money deposit back.

We coordinate documents, site visits, the tenant estoppel from Bridgestone Retail Operations, and communication with the buyer, attorneys, title company and lender. Depending on how the purchase agreement is written, the deposit may become nonrefundable after due diligence, subject to contractual exceptions. Closing commonly takes place another 15–30 days later, but timelines vary by transaction.

What Is My Firestone Property Worth?

The value of a Firestone property is primarily determined by its net operating income (NOI) and the capitalization rate (cap rate) buyers are willing to accept. Not every Firestone property trades at the same cap rate. The guarantor, the remaining term, and any landlord duties on older NN leases can shift pricing meaningfully.

How Cap Rates Affect Your Property’s Value

A cap rate represents the relationship between a property’s annual net operating income and its purchase price. Generally, a lower cap rate results in a higher property value, while a higher cap rate results in a lower value.

Example: $150,000 annual NOI at 5.75% cap rate = approximately $2,608,696 estimated property value.

Property Value = Annual NOI ÷ Cap Rate

Factors That Influence Firestone Property Values

  • Remaining Term & Recent Extensions

New-build leases with long terms draw the strongest pricing, while older stores near expiration trade at higher cap rates. A fresh extension can restore much of that value.

  • Guarantor Entity

Most Firestone leases are signed by Bridgestone Retail Operations, LLC, and a guarantee from Bridgestone Corporation itself is less common. Buyers will ask which entity stands behind your lease, so confirm it before pricing.

  • Roof, Structure & HVAC Obligations

Many older Firestone leases are NN, leaving major building components with the landlord. Addressing or disclosing their condition before listing reduces surprises in due diligence.

  • Rent Increases & Options

Scheduled increases in the base term or option periods add to future income and support value. Buyers also compare the current rent to what a similar service building would lease for locally.

  • Location & Building Function

Visibility, access and a strong retail corridor support both store performance and long-term property value. Bay count and layout matter because a service building suits a narrower group of replacement tenants.

Firestone as a Tenant

Firestone Complete Auto Care stores provide tires, maintenance and repair, and they are operated by Bridgestone Retail Operations, LLC, a U.S. subsidiary of Japan’s Bridgestone Corporation, with no franchising. The lease is usually signed by Bridgestone Retail Operations, and a guarantee from the Japanese parent is less common. Since the signer and guarantor differ between leases, confirm both from your own lease documents.

As of July 2025, Bridgestone operated more than 1,800 Firestone stores in the U.S., and that month it announced its first Firestone Complete Auto Care in Maine, in Biddeford. Bridgestone Corporation is rated A by S&P Global Ratings (as listed by Bridgestone, July 2024), and Japan Credit Rating Agency affirmed it at AA+ in April 2026. Buyers still price the entity actually named in your lease, which is often the subsidiary rather than the parent.
