The Guidepost Montessori Market at a Glance

Short Answer

The value of a Guidepost Montessori property depends first on who your tenant is today, because many leases were assigned to new operators or rejected during Higher Ground Education’s 2025 foreclosures and bankruptcy. Once that is clear, value turns on the remaining term, the rent compared with the market and how easily another school could use the building. Clear documentation of the current tenant is the starting point for pricing.

How to Sell Your Guidepost Montessori Property

Selling a Guidepost Montessori property starts with documenting the current tenant and the status of the lease after the 2025 restructuring. Our process is designed to resolve those questions early, set realistic pricing and manage the sale from valuation through closing.

  1. Property Review & Valuation

We begin by tracing the lease through the 2025 restructuring, confirming whether it was assigned to Guidepost Global Education or another operator, amended or rejected, and who is paying rent today. We then review the remaining term, rent, increases, landlord duties, the building’s layout for school use, local family demographics and comparable sales to set a realistic value.

  2. Market Positioning & Buyer Targeting

We prepare offering materials that explain the tenant history and current lease status plainly, supported by professional photography and drone imagery where appropriate. We then market to investors who underwrite private education and childcare properties, including 1031 exchange buyers and buyers who value the real estate itself, with national exposure.

  3. Offers, Buyer Qualification & Negotiations

When offers come in, we review each buyer’s experience with school properties, financing or proof of funds, timeline and any conditions tied to the tenant’s history. We help negotiate a non-binding Letter of Intent (LOI) that captures the key terms before the parties move to a Purchase and Sale Agreement (PSA).

  4. Due Diligence & Closing

Once the PSA is signed, the buyer typically has a due diligence period of about 30–45 days to review the lease and any assignment documents, court orders that affect the lease, title, survey and the building’s condition. The buyer may be able to terminate during this period and recover its earnest money deposit.

We coordinate document requests, site visits and communication with the buyer, attorneys, title company and lender, and we help obtain a tenant estoppel from the current operator confirming the lease terms. Depending on the PSA, the deposit may become nonrefundable after due diligence, subject to contractual exceptions. Closing commonly follows within another 15–30 days, although timelines vary.

What Is My Guidepost Montessori Property Worth?

A Guidepost Montessori property is valued mainly on its net operating income (NOI) and the capitalization rate (cap rate) buyers will accept. Not every Guidepost property trades at the same cap rate, and some may be valued more on the real estate than on the lease. The current tenant and lease status, the remaining term, the location and the rent level all influence what a buyer will pay.

How Cap Rates Affect Your Property’s Value

A cap rate represents the relationship between a property’s annual net operating income and its purchase price. Generally, a lower cap rate results in a higher property value, while a higher cap rate results in a lower value.

Example: $580,000 annual NOI at 7.5% cap rate = approximately $7,733,333 estimated property value.

Property Value = Annual NOI ÷ Cap Rate

Factors That Influence Guidepost Montessori Property Values

  • Current Tenant & Lease Status

A lease that a continuing operator has taken on, with clear assignment or assumption documents, is worth far more to buyers than one whose status is uncertain. Confirm who your tenant is today and gather the paperwork before going to market.

  • Remaining Lease Term

Once the tenant is confirmed, a long remaining term supports stronger pricing. A short term leaves buyers focused on the building and the cost of finding another school operator.

  • Operator Strength

Guidepost Global Education and the other successor operators are privately held and not publicly rated. Buyers will ask about the operator’s scale, enrollment and how long it has run the school at your site.

  • Location & Family Demographics

Household incomes and young families nearby help buyers judge demand for private early education at the site. Strong neighborhoods also make it easier to picture another school moving in if needed.

  • Rent Level & Building Layout

Rent that fits the local market makes the building easier to re-lease, which buyers reward. Classrooms and child-sized restrooms suit other schools and childcare operators but limit other uses.

Guidepost Montessori as a Tenant

Guidepost Montessori was built up by Higher Ground Education, which grew to about 150 schools by the end of 2024. Many schools and the brand now operate under Guidepost Global Education, Inc., a separate private company that acquired schools and the brand’s intellectual property at a March 2025 foreclosure sale, while other schools went to different operators. Who signs and guarantees the lease now varies widely, so confirm the current tenant entity and any guarantee from your lease and assignment documents.

Higher Ground Education filed for Chapter 11 in the Northern District of Texas in June 2025, when it operated only seven schools, and its proposed plan provided for certain leases to be assigned to Guidepost Global Education or other successor operators. In October 2025, Guidepost Global Education said 83 schools remained open under it. Some former campuses have since been rebranded, including Austin-area schools that TNC Schools renamed Illuminate Montessori on September 1, 2026, so the name on the building may not match the tenant on the lease.
