The Heartland Dental Market at a Glance
Short Answer
The value of a Heartland Dental property depends on the remaining lease term, the rent and increases, NNN or NN responsibilities, and the age of the building. Buyers also confirm whether Heartland Dental, LLC or a practice entity signed the lease, since that changes the credit behind the rent. Dental build-outs are costly to replace, which supports renewal, but newer offices with long NNN terms draw the strongest pricing.

How to Sell Your Heartland Dental Property
Selling a Heartland Dental property requires a clear view of the lease, the signing entity and how the office compares with other dental properties on the market. Our process is designed to establish realistic pricing, reach buyers who understand dental net lease, and manage the sale from valuation through closing.
Property Review & Valuation
First, we confirm the tenant entity and any guarantee, then review the remaining term, renewal options, rent increases and whether the lease is NNN or NN. We also look at the building’s age and condition, the office’s history at the site, the surrounding trade area and recent sales of comparable dental properties to recommend a realistic asking price.
Market Positioning & Buyer Targeting
We present the property with professional photography, drone imagery where appropriate and an offering memorandum that explains the lease and signer clearly. We then target buyers who favor medical tenants, including 1031 exchange buyers, private investors and medical net lease funds, supported by national marketing exposure.
Offers, Buyer Qualification & Negotiations
When offers are received, we weigh price alongside each buyer’s track record, financing or proof of funds, timeline and contingencies. We help negotiate a non-binding Letter of Intent (LOI) covering price, deposit and key dates, then move with the selected buyer to a Purchase and Sale Agreement (PSA).
Due Diligence & Closing
After the PSA is executed, the buyer usually begins a due diligence period of roughly 30–45 days to review the lease, title, survey, environmental reports and the building’s physical condition. During this time the buyer may have the right to terminate and recover its earnest money deposit.
We coordinate the document package, site visits and communication with the buyer, attorneys, title company and lender, and we help secure the tenant estoppel confirming the lease terms. Under many purchase agreements the deposit becomes nonrefundable when due diligence expires, subject to contractual exceptions, and closing commonly follows in another 15–30 days. Timelines vary by transaction.
What Is My Heartland Dental Property Worth?
A Heartland Dental property’s value is driven mainly by its net operating income (NOI) and the capitalization rate (cap rate) buyers are willing to accept. Not every Heartland Dental property trades at the same cap rate. The signing entity, the remaining term, NNN versus NN responsibilities and the age of the building all affect pricing.
How Cap Rates Affect Your Property’s Value
A cap rate represents the relationship between a property’s annual net operating income and its purchase price. Generally, a lower cap rate results in a higher property value, while a higher cap rate results in a lower value.
Example: $190,000 annual NOI at 5.25% cap rate = approximately $3,619,048 estimated property value.
Property Value = Annual NOI ÷ Cap Rate

Factors That Influence Heartland Dental Property Values
Remaining Lease Term
Long remaining terms on NNN leases tend to attract the deepest pool of buyers and the strongest pricing. As the term shortens, buyers weigh renewal odds and the cost of re-leasing a dental build-out.
Signing Entity & Guarantee
Leases are often signed by Heartland Dental, LLC, the company that provides support services to affiliated practices. A lease backed only by a practice entity is typically priced lower, so confirm the signer and any guarantee in your lease.
NNN vs. NN Responsibilities
Most Heartland Dental leases are NNN, with the tenant covering taxes, insurance and most maintenance. Where the landlord still handles the roof or structure, buyers adjust their offers for those costs.
Building Age & Quality
Newer, purpose-built dental offices generally sell at stronger pricing than older buildings. Recent roof, HVAC and parking lot work can reduce repair requests during due diligence.
Rent Increases & Market Rent
Scheduled increases grow the income a buyer will collect over the term. Rent that is in line with the local market also supports the case that the office would renew.
Heartland Dental as a Tenant
Heartland Dental is a dental support organization that provides non-clinical administrative support services to affiliated dentists rather than franchising its offices. Leases are commonly signed by Heartland Dental, LLC, though some are signed by practice-level entities. The tenant entity and any guarantee vary by lease, so confirm both from your lease documents.
As of October 2, 2026, Heartland Dental reported more than 3,200 affiliated doctors in more than 1,960 locations across 39 states and the District of Columbia, and said its de novo program had opened 51 offices in 2026. The company is majority owned by KKR, and in May 2026 S&P Global Ratings raised its rating, according to Becker’s Dental Review.
