Sell Your Popeyes Property
Thinking about selling your Popeyes property? NNN Realty specializes in net lease investment sales nationwide. This page explains how buyers value Popeyes leases, which are almost always backed by franchisees, what moves pricing, and what to expect through closing.
The Popeyes Market at a Glance
Short Answer
Popeyes is almost entirely franchised, so your property’s value depends largely on the franchisee that signed the lease, any guarantor, and how the restaurant’s sales compare with its rent. Many leases are absolute NNN, often created through a franchisee sale-leaseback, so the tenant pays nearly all property costs. Remaining term, rent increases and the reuse potential of a drive-thru site complete the picture.

How to Sell Your Popeyes Property
Selling a Popeyes property means giving buyers enough information about the operator and the store to price the lease with confidence. Our process covers valuation, marketing, negotiation and closing.
Property Review & Valuation
We review the lease and guaranty to confirm the tenant entity, guarantor, remaining term, rent schedule and renewal options, and whether the lease came from a sale-leaseback. We ask for store sales and guarantor financials where available, check the drive-thru, access and building condition, and compare the property with recent Popeyes sales to set an asking price.
Market Positioning & Buyer Targeting
Popeyes properties draw 1031 exchange buyers and private investors who underwrite franchisee credit, as well as buyers who focus on long remaining terms. Our offering memorandum explains the operator’s size and track record, the lease terms and the site, with professional and drone photography, and we target buyers whose criteria match.
Offers, Buyer Qualification & Negotiations
We evaluate offers on price, financing or proof of funds, closing record, exchange deadlines and the operator information the buyer requires. Then we negotiate a non-binding Letter of Intent (LOI) on the main terms and move to a Purchase and Sale Agreement (PSA).
Due Diligence & Closing
Once the PSA is in place, the buyer typically has a due diligence period of about 30–45 days to review the lease, guaranty, title, survey, environmental reports and building condition. During that time the buyer can usually withdraw and recover its earnest money.
We coordinate documents, site visits and communication with attorneys, the title company and any lender, and we request a tenant estoppel from the franchisee confirming the lease terms. Depending on the PSA, the deposit may become nonrefundable after due diligence, subject to contract exceptions, and closing commonly follows within 15–30 days. Timelines vary.
What Is My Popeyes Property Worth?
A Popeyes property’s value comes from its net operating income (NOI) and the capitalization rate (cap rate) a buyer will accept. Popeyes properties do not all trade at the same cap rate. The guarantor’s strength, the store’s sales, the remaining term and the site’s drive-thru appeal can move pricing meaningfully.
How Cap Rates Affect Your Property’s Value
A cap rate represents the relationship between a property’s annual net operating income and its purchase price. Generally, a lower cap rate results in a higher property value, while a higher cap rate results in a lower value.
Example: $130,000 annual NOI at 6% cap rate = approximately $2,166,667 estimated property value.
Property Value = Annual NOI ÷ Cap Rate

Factors That Influence Popeyes Property Values
Franchisee Strength & Lease Guarantee
Popeyes leases are backed by franchise entities rather than the parent company, so buyers focus on the operator’s size, finances and history. A multi-unit operator with solid financials usually supports better pricing than a personal guarantee.
Store Sales & Rent-to-Sales
Sales that comfortably cover the rent reassure buyers that the store can stay open through the term. That information matters more while the brand’s U.S. sales are under pressure.
Remaining Lease Term
Many Popeyes sale-leasebacks start with long terms, so buyers expect substantial term remaining. A shorter term draws more scrutiny of store performance and renewal likelihood.
Sale-Leaseback Rent Level
Sale-leaseback rents are sometimes set high to support the purchase price. Buyers compare the rent with store sales and local market rents to judge whether it is sustainable.
Drive-Thru & Site Reuse
A drive-thru pad on a good corner could suit another restaurant brand if the store ever closed. That fallback value gives buyers added comfort, especially on shorter terms.
Popeyes as a Tenant
Popeyes is a chicken restaurant brand owned by Restaurant Brands International, which also owns Burger King, Tim Hortons and Firehouse Subs. At the end of 2025, franchisees owned or leased directly 3,397 of the 3,483 franchised Popeyes sites in the U.S. and Canada, so the lease is usually signed by a franchise entity, sometimes with a multi-unit or personal guarantee. The tenant entity and any guarantee should be confirmed from your lease.
Popeyes had 3,542 restaurants in the U.S. and Canada as of June 30, 2026, and its U.S. comparable sales fell 5.2% in the second quarter of 2026. In January 2026, Sailormen, a franchisee with 136 Popeyes in Florida and Georgia, filed for Chapter 11 and closed at least 20 restaurants, and in June it sold 97 of its restaurants with court approval. Buyers now ask for store sales and guarantor details early in the process.
