The QuikTrip Market at a Glance

Short Answer

The value of a QuikTrip property depends on the remaining term of what is usually a long absolute NNN ground lease, the timing of its scheduled rent increases, and the quality of the land itself. QuikTrip is privately held and publishes no financial statements or credit rating, so buyers rely more on the corner, access, traffic and signs of a busy store than they would with a rated tenant. Recent comparable sales, which are limited because few QuikTrip properties come to market, help set a realistic asking price.

How to Sell Your QuikTrip Property

Selling a QuikTrip property means presenting a ground lease that buyers value for its simplicity, while giving them the site information they need in place of public financials. Our process helps owners set realistic pricing, reach the investors who seek out QuikTrip leases, and manage the sale through closing.

  1. Property Review & Valuation

We review the ground lease term, renewal options, the rent increase schedule, and the clauses that place the building, fuel system and environmental compliance on QuikTrip, along with the reversion terms at lease end. We then evaluate the corner, lot size, access, traffic counts and surrounding development, and compare recent QuikTrip sales to recommend a realistic asking price.

  2. Market Positioning & Buyer Targeting

We prepare professional photography, drone imagery where appropriate, and an offering memorandum that explains the ground lease and highlights the site’s strengths. We then reach buyers who actively pursue QuikTrip ground leases, including 1031 exchange investors, private investors and family offices looking for long-term, low-management income, supported by nationwide marketing exposure.

  3. Offers, Buyer Qualification & Negotiations

Because QuikTrip properties rarely come to market, they can draw multiple offers, so we compare each buyer’s certainty of closing, financing or proof of funds, proposed terms, and timing alongside price. We help negotiate a non-binding Letter of Intent (LOI) covering the key terms before moving to a formal Purchase and Sale Agreement (PSA).

  4. Due Diligence & Closing

After both sides sign the Purchase and Sale Agreement, the buyer typically has a negotiated due diligence period, often about 30–45 days. Buyers usually order a Phase I environmental report for the fuel site and review UST records, the ground lease, title, survey and any recorded easements or access agreements. Before the period ends, the buyer may be able to terminate and recover the earnest money deposit.

We coordinate document delivery, site visits, the QuikTrip estoppel, and communication with the buyer, attorneys, title company and lender. Depending on the purchase agreement, the deposit may become nonrefundable once due diligence expires, subject to contractual exceptions. Closing is often completed 15–30 days after that, although timelines vary by transaction.

What Is My QuikTrip Property Worth?

The value of a QuikTrip property is primarily determined by its net operating income (NOI) and the capitalization rate (cap rate) investors are willing to accept. Not every QuikTrip property trades at the same cap rate. Remaining ground lease term, the timing of rent increases, and the strength of the site carry the most weight, since buyers have no public financials to study.

How Cap Rates Affect Your Property’s Value

A cap rate represents the relationship between a property’s annual net operating income and its purchase price. Generally, a lower cap rate results in a higher property value, while a higher cap rate results in a lower value.

Example: $180,000 annual NOI at 6% cap rate = approximately $3,000,000 estimated property value.

Property Value = Annual NOI ÷ Cap Rate

Factors That Influence QuikTrip Property Values

  • Ground Lease Structure

Under a typical QuikTrip ground lease you own the land while QuikTrip owns and maintains the store and fuel system, leaving the landlord almost nothing to manage. Buyers also review the reversion terms that decide what happens to the improvements at lease end.

  • Remaining Lease Term

Buyers pay the most for a long ground lease with several scheduled increases still ahead. With fewer years left, they weigh the land and location more heavily than the rent.

  • Rent Increases & Timing

Many QuikTrip leases raise rent 10% every five years, so an increase due in the next year or two adds value. A recent increase means flat rent for a while, which buyers factor into price.

  • Corner, Access & Traffic

Without public financials, the site carries much of the price, and a large corner with easy access and strong traffic counts commands more. Lots of 1.5 to 2.5 acres also hold value as the lease ages.

  • Private Credit & Store Activity

QuikTrip is privately held and not rated, so buyers look for signs of a busy store, such as fuel volume and traffic, to judge its long-term commitment to the site. The tenant entity should be confirmed from the lease rather than assumed.

QuikTrip as a Tenant

QuikTrip is a privately held convenience and fuel retailer based in Tulsa, Oklahoma, known for large, high-volume stores, and it operates its stores itself rather than franchising them. Leases are typically signed by QuikTrip Corporation, and many are long-term ground leases where QuikTrip builds and owns the store. Confirm the tenant entity and any guarantee from your own lease documents rather than assuming them.

QuikTrip opened its 1,200th store in February 2026 and said it plans to open at least 80 new stores during the year, with new traditional stores using its newer Gen 4 format. After entering Utah, it reported more than 1,250 locations in 23 states as of August 2026. Because the company publishes no financials or credit rating, buyers judge each deal on the strength of the site and the lease.
